Henderson vs. Summerlin: Which Is the Better Place to Call Home?
When choosing where to live in the Las Vegas Valley, two names consistently rise to the top: Henderson and Summerlin. Both offer exceptional quality of life, beautiful neighborhoods, and top-tier amenities. But which one is right for you? Here's a side-by-side comparison to help you decide.
Henderson: Located southeast of Las Vegas, near Lake Mead and the Hoover Dam. It's known for its mix of residential comfort and resort-style living.
Summerlin: Nestled on the west side of Las Vegas near Red Rock Canyon, Summerlin boasts a polished, master-planned feel and is often considered one of the most beautiful communities in Nevada.
Takeaway: Henderson feels more spacious and varied, while Summerlin offers a structured, upscale vibe.
Both enjoy the major benefit of no state income tax in Nevada.
Summerlin homes generally carry a higher price tag, particularly in upscale neighborhoods like The Ridges or Red Rock Country Club. In addition to premium pricing, homeowners are required to pay a monthly master-planned community fee, which helps maintain parks, trails, and shared amenities. Many villages within Summerlin also have their own sub-association (HOA) fees, covering additional services and neighborhood-specific amenities—so it’s important for buyers to understand the full fee structure before making a move.
Henderson provides more variety, with affordable options as well as high-end neighborhoods like Anthem, Seven Hills and MacDonald Highlands.
Takeaway: Henderson may offer more value and diversity in real estate options.
Henderson: Offers a blend of luxury homes, family-friendly neighborhoods, and older, established communities.
Summerlin: Known for its consistent architecture, beautiful landscaping, and thoughtfully planned villages.
Takeaway: Summerlin is ideal for those who love cohesive planning; Henderson offers more architectural diversity.
Henderson: Slightly warmer and windier, located at a lower elevation.
Summerlin: Typically cooler, especially during the summer, thanks to its higher elevation near the Spring Mountains.
Takeaway: If cooler weather is a priority, Summerlin has the edge.
Henderson: Close to Lake Mead, Sloan Canyon, and dozens of parks and trails.
Summerlin: Adjacent to Red Rock Canyon and home to top-tier golf courses and walking trails.
Takeaway: Both offer excellent outdoor activities, with Henderson leaning toward desert and lake recreation, and Summerlin focused on mountain access.
Henderson: Home to top-rated public schools, private academies, and Nevada State University. Recognized as one of America’s safest large cities—year after year.
Summerlin: Offers some of the region's best public and private schools in a family-friendly, safe environment.
Takeaway: Both communities shine when it comes to education and family living.
Henderson: Features The District at Green Valley Ranch, Lake Las Vegas, Water Street District, and the M Resort.
Summerlin: Offers Downtown Summerlin, Las Vegas Ballpark, Red Rock Casino, and numerous cultural and dining venues.
Takeaway: Henderson delivers diversity; Summerlin delivers curation.
Choose Henderson if: You’re seeking a diverse, fast-growing city with varied housing, access to lake activities, and family-friendly amenities.
Choose Summerlin if: You prefer a cooler climate, mountain views, and a meticulously planned, upscale lifestyle.
Both communities offer an exceptional quality of life—it just depends on your priorities. No matter your choice, you're sure to find a home that fits your lifestyle and goals in either Henderson or Summerlin.
The 160,000 square-foot, two-level facility will be built behind Chicken N Pickle, near St. Rose and Maryland Parkways. The West Henderson Fieldhouse is expected to open its doors in fall 2026.
The state-of-the-art facility will offer a wide range of amenities for residents of all ages. Planned features include:
Multi-use basketball courts: convertible for volleyball and pickleball
Hybrid turf fields: for indoor soccer, box lacrosse, and football
Birthday party and community rooms
Family entertainment zone: may include bowling, laser tag, arcade games, miniature golf, and a restaurant with a bar
As part of the public-private partnership with Kempersports, Henderson residents will receive a 20% discount on all programming and activities hosted at the fieldhouse.
City officials said the West Henderson Fieldhouse is expected to bring a significant economic boost to the area, including:
238 permanent jobs
$1.5 million in annual tax revenue
$10.7 million in wages and salaries
$39.1 million in total annual economic output
The project’s total cost is $70 million, with $10 million contributed by KemperSports. The remaining funding will come from the Public Infrastructure Bond Sale, the West Henderson Development Fund, and the City Municipal Facilities Fund.
The Athletics are seeking to follow in the footsteps of the Raiders and are in the initial stages of obtaining financing to construct a ballpark in Las Vegas. In May 2023 the Athletics announced plans to construct a $1.5 billion stadium on the location of the Tropicana Las Vegas Hotel. Initial plans call for the ballpark to seat around 33,000 fans. It would be a domed stadium with a layered, overlapping roof that protects fans and players from the outside elements but provides views of the Las Vegas strip through one of the world’s largest cable-net glass window.
